How we do it

Our Flat Roof Replacement Process

  1. Free inspection. We come to you, assess the membrane, deck, flashing, and drainage, and document everything.
  2. Tear-off. The old system comes off down to the deck so nothing gets buried.
  3. Tapered insulation. Where ponding is an issue, we add tapered insulation or crickets to give water a path off the roof.
  4. New membrane. Your TPO, EPDM, PVC, or modified bitumen goes on with proper seams and terminations.
  5. Flashing & drains. Parapet flashing rebuilt, scuppers and drains set and flowing.
  6. Walkthrough. We walk the roof with you (or send photos), verify drainage, and clean up thoroughly.

Flat roof replacement FAQs

Questions We Hear a Lot

How long does a flat roof last?

It depends on the material and how well it's maintained — a well-installed membrane roof can serve for decades with maintenance. We'll be honest about what to expect from each system at your inspection.

Can you fix the ponding on my roof?

Often, yes. Tapered insulation and crickets redirect standing water toward drains and scuppers during replacement. We'll map out your drainage plan in the written estimate.

Is the installation noisy or disruptive?

There's real construction noise during tear-off — no way around that. Most D.C. homeowners go about their day; we keep the site tidy and wrap up as quickly as quality allows. We'll discuss timing that works for you.

Can I walk on my new flat roof?

Occasional foot traffic is fine on most membranes, but heavy or frequent use — roof decks, grills, planters — can wear them down. Ask us about walk pads or protection options if you use your roof as living space.

What about the warranty?

Manufacturer warranties vary by product — we'll walk you through what's covered for the membrane you choose, and you'll have it all in writing with your estimate.

Time for a roof that actually drains?

Free inspection, written estimate, no pressure. We come to you anywhere in Washington, D.C.
