Know the signs

Signs It's Time for a New Roof

Age

Most asphalt roofs live 20–30 years, and flat membranes have their own limits. If yours is pushing that range, replacement beats another patch.

Widespread wear

Granule loss, curling, or brittle shingles across the whole roof — not just one spot.

Repeated repairs

If you're calling a roofer every year or two, the repair money is adding up to replacement money.

Sagging or daylight

A sagging deck or daylight visible through attic boards means structural issues — this needs a professional look soon.

Multiple leaks

One leak is a repair. Leaks in several places at once usually means the system is done.

Storm damage across the roof

Hail and wind can age a roof years in a single storm. Our storm damage page covers what to do after one.

What you get

What a Replacement Includes

  1. Full tear-off. We remove the old roof down to the deck — no shingles-over-shingles shortcuts hiding problems.
  2. Deck inspection & repair. Every inch of decking gets checked. Soft or rotted sections are replaced before anything goes over them.
  3. Underlayment. A proper moisture barrier goes down over the whole deck — the hidden layer that does heavy lifting.
  4. New roof system. Your membrane, shingles, metal, or slate installed per manufacturer specs for D.C. conditions.
  5. Flashing & ventilation. New flashing at every penetration, valley, and wall — plus ventilation checked and corrected.
  6. Thorough cleanup. Nails magnet-swept, landscaping protected, debris hauled. We leave your property like we found it.

Roof replacement FAQs

Questions We Hear a Lot

How long does a roof replacement take?

Most residential jobs in D.C. complete in a few days. Larger or more complex roofs take longer — you'll get a realistic schedule with your written estimate, and we'll keep you posted as work progresses.

Can you just layer new shingles over the old ones?

We recommend a full tear-off so the deck can be inspected. Overlaying hides rot and adds weight, and it usually voids the underlayment protection your roof needs. Tear-off is the right way.

What about my landscaping and property?

We protect it. Tarps over plantings, plywood over delicate areas, and a thorough magnetic nail sweep of your yard and driveway when we're done. A replacement shouldn't cost you your garden.

Do I need a permit in D.C.?

D.C. permit requirements vary by project scope, and we'll discuss what applies to your job at the estimate — we handle the roofing side of things and will tell you plainly what's needed before work starts.

How much does a roof replacement cost?

It depends on size, material, and roof condition — see our Pricing Guide for planning ranges, and use the estimator above for a quick ballpark. Every project gets a free inspection and a written estimate, so you'll know the real number before committing.
