Why metal works here
Built for D.C. Weather
The District throws a lot at roofs — and standing-seam metal answers all of it:
Sheds snow & ice
Metal's smooth surface and dark colors help snow slide off instead of sitting, freezing, and working its way under shingles. Fewer ice dams, fewer winter leaks.
Reflects summer heat
Light-colored and reflective metal finishes bounce back solar heat, taking real load off your attic and your air conditioner during D.C.'s brutal summers.
Stands up to wind
Standing-seam panels lock together with concealed fasteners — no exposed nail heads to work loose, no shingle tabs to lift in a thunderstorm or tropical storm remnant.
Shrugs off hail
D.C. hailstorms chew up asphalt shingles. Steel panels dent far less readily and keep protecting the roof even when they take a hit.
Styles & fit
Styles, Colors & Where Metal Fits
Standing-seam metal comes in a wide range of colors — classic charcoal, bronze, forest green, deep red, bright white, and more — with clean vertical lines that suit colonials, contemporaries, and bungalows alike. It's an excellent choice for the District's detached homes, and for select rowhouse applications with enough pitch.
One honest note: metal is not for flat or low-slope roofs. Standing seam needs pitch to shed water. If your rowhouse has a flat roof, membrane roofing is the right system — and if you have a pitched shingle roof you're thinking of upgrading, compare with our architectural shingle roofing page too.
How it works
What a Metal Roof From Us Includes
- Free inspection & suitability check. We confirm your roof's pitch, structure, and details are right for standing seam — and tell you honestly if another system fits better.
- Written estimate. Panel profile, color, underlayment, flashing scope — all spelled out in plain language.
- Tear-off & deck prep. We strip the old roof, repair the decking, and install a high-temp underlayment rated for metal.
- Panel installation. Panels are cut and seamed on site for a precise fit, with concealed fasteners and correctly detailed valleys, hips, and penetrations.
- Trim, flashing & cleanup. Ridge caps, eave and rake trim, and a thorough magnet sweep when we're done.
Estimates, not quotes
What Does Metal Roofing Cost in D.C.?
Planning estimates for the Washington, D.C. market — not quotes. Every project gets a free inspection and a written estimate.
Standing-seam, installed
$10–$18 per sq ft installed, depending on panel profile, roof complexity, stories, and access.
Why the range?
Simple single-story gables land lower; complex roofs with dormers, valleys, and limited access land higher. Decorative or fully custom metal work is scoped individually — call for an inspection.
Metal costs more up front than shingles — and it lasts far longer. See the full picture on our pricing guide.
Common questions
Metal Roofing FAQs
Is a metal roof noisy in the rain?
Not with a proper installation. The noise myth comes from old barn roofs with no decking underneath. A residential standing-seam roof goes over solid decking, underlayment, and your attic insulation — from inside, rain sounds about the same as it does on shingles.
Does a metal roof attract lightning?
No. Metal roofing does not attract lightning — lightning strikes the highest point in an area regardless of material. In fact, metal is noncombustible and dissipates electrical energy safely, which is one reason it's a popular choice in storm-prone regions.
Can a metal roof go over my existing shingles?
Sometimes, but we usually recommend a full tear-off. Tearing off lets us inspect the decking, install the right underlayment, and detail the flashing properly — which is what makes the roof last. We evaluate every roof individually and give you our honest recommendation at the free inspection.
How long does a metal roof last?
Metal is among the longest-lasting roofing options available — a well-installed standing-seam roof can serve for many decades with minimal maintenance. We won't put a number on your roof without seeing it, but if you're planning to stay in your home long-term, metal is hard to beat on lifetime value.
